The site

  • Located within walking distance of local shops, services and bus stops in the village centre and Albrighton Railway Station.

  • Main vehicular access to be located on the south side of Cross Road.

  • Close to Albrighton Primary and Junior Schools, with a new pedestrian access to Newhouse Lane to facilitate walking to school.

Design

  • Up to 115 new homes of varying types and tenures to meet local need.

  • 35% affordable housing.

  • New public open space, including new wildflower planting, active travel routes and habitat creation.

Transport

  • Vehicular access from Cross Road, with a new pedestrian access on Newhouse Lane.

  • Sustainable travel promoted via new walking and cycling links, EV charging, and access to local bus and rail services.

  • Close walking distance to the village centre, encouraging fewer car journeys for everyday tasks.

  • Integrated flood mitigation and drainage will prevent flooding and surface water runoff on site and in the surrounding area.

Environment & Drainage

  • Homes designed to high energy efficiency standards, reducing carbon emissions and household bills.

  • Surface water drainage strategy will attenuate flows to greenfield rates, improving local resilience to flooding and surface water runoff on and off site.

  • New wildflower planting and retention of existing hedgerows and mature trees wherever possible to protect and create new habitats.
