The Project Team

  • Taylor Wimpey is one of the UK's largest residential developers. In 2007, George Wimpey and Taylor Woodrow merged to form Taylor Wimpey. We are proud of the home building and construction heritage of both companies, which dates back more than 100 years.

Site Context and Planning


  • The site is located on the south-western edge of Albrighton, Shropshire. It is bounded by Cross Road to the north, Newhouse Lane to the east, and Patshull Road to the west. Agricultural fields lie to the south, and Albrighton Primary and Junior Schools sit immediately to the north east.

  • The site is currently in agricultural use, primarily arable farming, with boundaries defined by mature trees and hedgerows.

  • The site was identified as ‘safeguarded land’ for development in the withdrawn Shropshire Local Plan 2016–2038. Given Shropshire’s current housing shortfall, the site can now contribute to meeting immediate housing needs.

  • The site will deliver up to 115 high quality new homes of a mix of types and tenures to meet local need.

  • The development will include 35% affordable housing, the breakdown of which will be subject to discussions with Shropshire Council.

  • In the coming months, Taylor Wimpey will submit an outline planning application. This is in simple terms an application in principle, with further details to be confirmed at reserved matters (RM) stage.

    These matters include specifics of design and will be subject to subsequent reserved matters applications which would require additional engagement and consultation with the community. 

  • After considering public feedback in our public consultation, Taylor Wimpey are currently aiming to submit a planning application in late 2025.

Design

  • Most buildings will be built 2 storeys in height and some will stand at 2.5 storeys, subject to a landscape assessment and local planning policies.

  • The mix of bedrooms will range from two-bedroom to four-bedroom homes and will comply with local policies.

Highways

  • Access is proposed from Cross Road, which is approximately 7m wide with a 30mph limit and footways on both sides.

  • The development will promote walking, cycling and public transport use. Bus routes along High Street connect Wolverhampton with Telford, and Albrighton train station is located around 1.2km away, offering direct connections to Birmingham, Wolverhampton, Shrewsbury and Telford.

  • The planning application will be supported by a Transport Assessment (TA) and a Travel Plan (TP). The TA will consider capacity on local road networks and the TP will contain measures to encourage uptake in sustainable modes of travel and how to best facilitate active travel links.

Environment and Sustainability

  • Taylor Wimpey’s homes are designed to the highest standards to reduce energy and water use. This reduces carbon emissions and household bills for residents.

  • The proposals seek to retain as much of the boundary hedgerows as possible, although some will be replaced by access points for vehicles and pedestrians. Semi-mature and mature trees will also be retained on the site where possible as part of the design.

Drainage

  • The site is considered as “Flood Zone 1” by the Environment Agency’s Flood Map for Planning – which is the lowest risk category, defined as having a less than 1 in 1000 annual probability of flooding.

  • An appropriate Surface Water Management Strategy which complies with the latest local and national advice will be implemented across the development to attenuate the increase in surface water runoff caused by development to greenfield (i.e pre-development) rates.

    Discharge rates will be restricted to below existing greenfield runoff rates to provide significant improvements, and all attenuation will cater for exceptional weather events, as well as climate change storm events.

Heritage

  • There are no known archaeological features or findings within the site, and potential for archaeological remains are low, subject to future archaeological monitoring or investigation.

Local Services

  • Any planning permission can make a financial contribution to local schools, if requested by Shropshire Council.

  • Albrighton Medical Practice, is rated “Outstanding” by the CQC and is currently accepting patients (as of 20/08/25).

    Any planning permission can make contributions to local healthcare services, if requested by Shropshire Council.

  • The site is in close proximity to Albrighton Junior and Primary Schools, as well as a the local shops, services and community facilities located in the village centre.

Construction

  • Via a construction management plan, which will need to be agreed and approved by Shropshire Borough Council before development commences.
